Home Inspectors · the Lowcountry
Most houses on Hilton Head were built between 1970 and 1999, and many are villas that share roofs and walls, so an island inspection often means sorting out what the owner maintains and what the regime does. Bluffton, Okatie and Hardeeville homes are mostly newer, and buyers want builder shortcuts caught while there is still a warranty. Crawl spaces, attics and anything metal near salt water get a hard look everywhere.
Ask whether the inspector goes into the crawl space and attic or looks from the hatch. Ask, too, who handles the CL-100 wood infestation report, which has to come from someone licensed in termite work. Ray Croft explains it in termite bonds.
I'd ask to see a sample report before hiring anybody. What I want in it is what they found under the house and up in the attic, with pictures, not a page of boilerplate about the driveway.
