Beaufort's historic district went on the National Register in 1969. Its 467 contributing buildings include antebellum houses raised on tabby or brick foundations, cottages from the late 1800s, and the bungalows that dominated new building around World War I. (National Register nomination)

Outside the district the city is a mix of ages. Citywide, about a fifth of its homes were built before 1960, with a big wave in the 1950s, followed by ranches from the 1960s and 70s and subdivisions from every decade since. Old wood windows, tabby and terne metal roofs are specialist work, and not every contractor takes it on.

On contributing buildings, changes to roofs, siding, windows, paint and fences go to the Historic Review Board first, and the Board does not support replacing historic terne roofs. A 2019 flood study flagged The Point and Mossy Oaks as the areas with the largest potential flood impacts. City permits go through the Building Codes Department; addresses outside the city limits go through Beaufort County.
