Two questions come before the floor plan: whose permit, and how high. Inside city limits, permits go through the City's Building Codes Department. Just outside, Beaufort County wants a zoning permit before the building permit. In A flood zones the City sets the lowest floor at no less than 13 feet above mean sea level, which on a low lot can mean a tall foundation.

It presents itself as an NAHB Certified Master Builder and a member of the Southern Living Custom Builder Network, and lists projects from Habersham and Dataw to Fripp, Spring and Brays islands and Chechessee.
Marsh views are what Pulte Homes leads with at Salem Bay, its new-home community on Salem Bay Drive in Beaufort. Pulte offers flexible floor plans with personalization, and financing.
Custom garages are a line item of their own at Denny's Construction, a Beaufort builder on Riverside Lane that also builds new homes in Beaufort and Okatie, adds on to existing ones, and remodels kitchens and bathrooms. Consultations are free, per its website.
Sunrooms and screen porches have been part of the business at CHS Coastal Homes and Sunrooms for decades, by its own account, alongside custom homes and additions across Beaufort and Jasper counties. From its spot on SC 128 in Beaufort, the company also sells modular homes from Cavco's Nationwide Homes line and builds pergolas, outdoor kitchens and decks, plus hurricane protection, with financing available.
First home finished in 2005, per its own history, Meritus Signature Homes builds custom houses from the Upstate and mountain lake communities down to the coast, with an office on Carteret Street in Beaufort. Its website lists Anderson, Beaufort and Bluffton locations, fixed-price building and warranty programs, along with predesigned floor plans for clients who don't want to start from scratch.

Building custom homes and selling real estate both happen at Sunset-Life Properties, from an office on Charles Street in Beaufort. Its website shows finished projects in Walling Grove and Oldfield, with kitchens, bathrooms and entryways featured, and a client testimonial names Ben as the agent who helped them through the local market.
Owners Marc Hayward and Jeff Thomas have been designing and building coastal homes in Beaufort since 2003, according to the company, and clients work with the two of them directly. Watermark Coastal Homes handles custom design and luxury builds, additions, renovations, accessory buildings and project management, and takes some commercial work.
Cabinets, counters, flooring and fixtures come pre-selected by K. Hovnanian's design team in the Looks packages offered at Sea Island Collective, a community of single-family homes on Secession Drive in Beaufort, near U.S. Route 21.

Billed by Mungo Homes as the last new-home community on Lady's Island, Gleason Farm sits on Grange Lane about 10 minutes from downtown Beaufort. Floor plans run from roughly 1,675 to more than 3,900 square feet with up to six bedrooms, and buyers can take a home that's nearly ready or pick the plan, homesite and finishes.

Mainly a real estate brokerage, Tideland Realty on Sea Island Parkway on Lady's Island handles buying and selling, building lot sales, land, commercial and warehouse property, rentals and relocation help across Beaufort County. Its website says it's family-owned and dates to 1969.
Ron Boshaw leads this Beaufort County custom builder, which works on Hilton Head Island, around Bluffton and in Palmetto Bluff and Spring Island. The company describes its help as running from lot selection and home design through construction, and it also handles renovations, additions, accessory buildings and some commercial work.
Self-guided tours through K. Hovnanian's UTour system are one way to see Four Seasons at Carolina Oaks, the builder's gated 55-and-over community on Carolina Oaks Avenue in Bluffton.
Pennsylvania roots run deep at Forino, which dates itself to 1975 in Berks, Lancaster and nearby counties there, and which also builds in Jasper and Beaufort counties from an office on Argent Boulevard in Ridgeland. It claims more than 7,120 homes built.
Jeff Parker, the owner, stays closely involved before and during construction, according to testimonials on the JParker Homes website. The Bluffton-based builder covers Beaufort, Bluffton and Okatie with custom luxury homes, and the site offers house plans and available homesites.

A Pooler, Georgia division office on Southern Junction Boulevard, Mungo Homes - Savannah/Beaufort handles the builder's communities in Beaufort County and around Savannah. Its website groups them into areas including Beaufort, Hardeeville and Ridgeland, and Effingham County.
Natural gas service is a selling point at Twin Ponds, a Mungo Homes community on Twin Ponds Drive in Hardeeville. The one- and two-story plans run from about 1,150 to more than 2,600 square feet with up to six bedrooms, and options include first-floor or dual primary suites and lofts.
Family-run Dana Anthony Custom Homes dates its history of building in the Carolinas back more than 40 years. Working out of Port Royal and covering Beaufort, the company takes on new custom homes, renovations and remodels, and its site says weekends are by appointment.

Barndominiums with metal framing are a specialty for Signature Homes of Carolina, along with stick-built and metal custom homes and renovations. Builder David Johnson leads the company, which says its residential construction experience tops 30 years and works across Jasper, Hampton and Beaufort counties, from Beaufort to Hilton Head Island.
Sea Pines, Palmetto Dunes, Hilton Head Plantation and Palmetto Bluff are among the communities JJRP Construction names for its custom luxury homes, along with Bluffton and Beaufort. The Okatie builder on Traders Cross also does design-build, additions, renovations and remodeling, and lists concrete pumping.
New custom homes, planned from a first meeting through the build, are what Stone Construction of the South offers around Beaufort and Port Royal. Consultations are free.
