Some of the newest building around Sun City is on the Jasper County side, in the Argent East expansion planned for about 1,500 homes. For a custom build or major addition, the first question is which side of the county line the lot is on. Beaufort County starts with a zoning permit, and in a county flood zone it asks for a foot of freeboard above base flood elevation.
