Pergolas, Sheds and Garage Buildings · the Lowcountry
Anything built to stand out in the yard has to stand up to wind first. A pergola or shed that looks fine in April can rack, lift or lose its roof in a summer storm if it isn't anchored for it, and salt air works on the hardware the whole time, more so near the marsh and on the islands. In gated communities and many subdivisions, the HOA's design review gets a look before anything goes up.
Ask how the structure will be anchored and whether the connectors and fasteners are made for coastal exposure. Find out who handles HOA approval and any permit, and which office that permit would come from; who issues building permits sorts that out.
Look at what's holding it to the ground before you look at the paint color. A lot of sheds get built nice and tied down like an afterthought, and the wind always finds the afterthought.
