Water Damage and Mold · the Lowcountry
Humidity does a lot of the damage on its own. Vented crawl spaces pull in wet summer air, ductwork sweats, and a slow leak under a sink in a house that sits empty can grow mold before anyone sees it. Storms bring the sudden kind: wind-driven rain, roof leaks and, in low parts of Hilton Head and Beaufort, flood water. Older slab-on-grade homes on the island are among the most exposed.
Ask whether the company will find and fix the source of the moisture or only remove what got wet, and how they confirm the area is dry before walls get closed up. For crawl space moisture, read Ray Croft on crawl space encapsulation.
Mold is usually the symptom. A bad flashing detail or a sweating duct is the disease, and if they can't tell you where the water came from, they haven't finished the job.
